What is Lean Construction?
According to the Lean Construction Institute: Lean Construction is a production management-based approach to project delivery — a new way to design and build capital facilities. Lean production management has caused a revolution in manufacturing design, supply and assembly. Applied to construction, Lean changes the way work is done throughout the delivery process. Lean Construction extends from the objectives of a lean production system – maximize value and minimize waste – to specific techniques and applies them in a new project delivery process. As a result:
- The facility and its delivery process are designed together to better reveal and support customer purposes. Positive iteration within the process is supported and negative iteration reduced.
Work is structured throughout the process to maximize value and to reduce waste at the project delivery level. - Efforts to manage and improve performance are aimed at improving total project performance because it is more important than reducing the cost or increasing the speed of any activity.
- “Control” is redefined from “monitoring results” to “making things happen.” The performance of the planning and control systems are measured and improved.
The reliable release of work between specialists in design, supply and assembly assures value is delivered to the customer and waste is reduced. Lean Construction is particularly useful on complex, uncertain and quick projects. It challenges the belief that there must always be a trade between time, cost, and quality.

The Lexington Element is a 78,000sf, wood-frame structure containing 123 guest suites and 800sf of meeting space. It is one of Starwood’s new concepts designed to serve the next generation of business and leisure traveler. Starwood’s green initiatives include a broad range of water and energy conservation measures, maximum use of daylighting, indigenous plantings, construction waste recycling and low voc materials.”
John Tocci Speaks at Harvard’s Graduate School of Design

For Immediate Release: March 18, 2008 Tocci Building Corporation, Woburn, MA. John Tocci, President and CEO of Tocci Building Companies, recently spoke at the Integrated Practice Seminar at the Graduate School of Design (GSD) at Harvard. The attendees and speakers included executives from many of the top AEC firms across the country who are interested in integrating Virtual Design and Construction (VDC) and Building Information Modeling (BIM) into their practice.
According to the GSD, “[The conference was held] in response to owner demands for a more efficient and predictable process for designing and constructing buildings and the wider implementation of advanced technologies such as Building Information Modeling (BIM) and Integrated Practice. [I]ntegrated Project Delivery processes can improve collaboration among the design and construction team, reduce risk, and take advantage of team members’ knowledge earlier in the process. Through lectures, case studies, and group discussions, this seminar consider[ed] various aspects of Integrated Practice and how it may influence firm strategy and culture.”
Mr. Tocci spoke on the state of VDC and BIM applicable to Integrated Practice from the contractor’s perspective.
John Tocci Speaks to the Society for College and University Planning

John Tocci, CEO of Tocci Building Corporation, will be part of a preconference workshop at the North Atlantic Regional Conference for the Society of College and University Planning (SCUP)in New Haven, CT; entitled “PRECONSTRUCTION: Getting the Most from Early Construction Planning.”
Mr. Tocci’s presentation will focus how the technology behind Virtual Design and Construction (VDC) has transformed the sociology of the design and construction process. Tocci, founder of AGC’s BIMforum.org, has built a learning network of people from all aspects of the building enterprise, including many of the nation’s leading owners, architects, engineers, builders, subcontractors, and software companies.
