by on May.27, 2008, under TocciNews, VDC News

For immediate release May 27th, 2008. Tocci Building Companies Woburn, MA. On May 16th John Tocci joined three other panelists and moderator, Scott Simpson from KlingStubbins to present “Integrated Project Delivery Realized: Where BIM Really Shines” to 300 attendees. The panelists included: Michael O’Neal from Johnson & Johnson, New Brunswick, NJ; John L. Tocci from Tocci Building Corporation, Woburn, MA; Jeff Millett from Burt Hill, Boston, MA; and David Morris, EMCOR, El Cajon, CA.

The presentation reported on Tocci’s involvement in the Johnson and Johnson Virtual Design and Construction Charrette and research project taking place over the past 8 months. Attendees learned of the challenges and solutions involved in delivering a major clinical research and development project with Integrated Project Delivery using building information modeling tools. The panelist explained how they discovered the most dramatic problems deal with relationships, protocols, leadership transfers and cooperation – rather than the expected technological challenges of software and file management. The hour long presentation was followed by scores of questions and interest which continued after the session’s conclusion.

For immediate release May 27th, 2008. Tocci Building Companies Woburn, MA. John Tocci delivered the final lecture and discussion for the Issues in Contemporary Practice class of graduating Masters in Architecture students attending Phil Bernstein’s popular lecture series at the Yale University School of Architecture on April 21st.

Mr. Tocci spoke on “Working with Contractors”. When replying to Mr. Bernstein’s request and invitation last year John said, “…a builder gets the last shot at a group of bright young architects before they head out to change the world? – I wouldn’t miss it”.

Mr. Tocci addressed the class on a number of fronts directly responding to student’s interests and questions, including Tocci’s use of VDC and BIM adoption, process transformation in the construction industry, how to improve relationships between architects and contractors, essential skills for successful collaboration with builders and an explanation of contractor’s financial risks and challenges which often drive relationships if not managed carefully.

The two hour class ended with lively discussion and excellent questions. – A fitting way to end a semester.

Tocci Selected for team to build history-making Integrated Project Delivery, LEED Project in Waltham

by on May.06, 2008, under TocciNews, VDC News

For immediate release May 6th, 2008 Tocci Building Companies Woburn, MA. Tocci Building Companies is proud to announce that we, with our project partner KlingStubbins, have been awarded Autodesk Inc.’s new AEC headquarters in Waltham, MA.

We all work for the project

This project is an important milestone in the history of construction in the Northeast USA. It is the first project to be built using fully contracted Integrated Project Delivery (IPD), a method that originated in Australia and is gaining use in the UK. Pure IPD utilizes a single contract signed by the owner, architect and builder, with all parties sharing risk, cost and profit. This project will utilize Virtual Design and Construction in every aspect, to its fullest potential, using Autodeskís seminal AEC software products. This corporate headquarters will likely be the most digitally and physically integrated design and construction project in building industry history.

Major subcontractors were selected before design commenced. They will perform all work at direct cost only, contributing normal profit to the combined at-risk profit pool. To make matters even more challenging the team will work to achieve LEED Platinum certification under a compressed schedule which must deliver the project in less than half the normal time for full owner occupancy by year end (2008). Added innovations will include Lean Construction principals employed through out the delivery chain to reduce waste and provide Toyota-like manufacturing efficiency.

The project was won in a competitive bidding process, where Autodesk asked 6 prominent architectural firms to select a construction partner and submit a joint proposal and presentation. We were honored to be selected by KlingStubbins as their partner, continuing our many groundbreaking Virtual Design and Construction studies and planning projects. Our work together includes the Johnson and Johnson Process Mapping Charrette presented at the National AIA Conference on May 16th.

Work began immediately on this 57,984 SF total interiors project. Tocci began laser scanning the existing structure last Thursday. The resulting point cloud will be translated into a virtual model of the newly constructed existing building this week. Below you can see images from this process.
