LEED at Autodesk

WOBURN, January 21st, 2009 With just days until the completion of our Autodesk AEC HQ project, we are analyzing our work to see if we have met all of the predetermined milestones. Predetermining milestones or criteria for success is one component of an Integrated Project Delivery (IPD) project. One such criterion is LEED; this project is applying for LEED – CI Platinum status for the interior of the building that Tocci has built. Platinum status is the highest ranking level of LEED certification and as such Tocci has had to be aggressive in our planning and managing of the whole building process.

In the planning stage of the project, we orchestrated an extremely well-coordinated effort to track all materials onsite. We created a massive library of all products brought to and from the site. We used advanced database software to track manufacturing and production sites of each product used to determine whether it was locally sourced; this included back-up data directly from the manufacturer. We also did the same for recycled content and Volatile Organic Compound (VOC) content.

While in construction, we used temporary heating to maintain clean HVAC systems and covered all HVAC and penetrations so that dust could not infiltrate. All onsite waste was separated into wood, metal, gyp, cardboard, solid fill, construction and debris for recycling. We routinely audited subcontractors for actual products being used onsite to assure adherence to the approved product library. Tocci also revolutionized our method of site cleanup by hiring a separate cleanup company and sharing the cost with our subcontractors, rather than the traditional processes of each subcontractor providing cleanup. This was both a lean initiative (specializing jobs eliminates waste) and a green initiative, because having labors dedicated specifically to clean up ensured excellence in waste management and better implementation of onsite recycling.

After submitting the application for LEED Platinum certification, there will be a 30-day review period before we know the official status of our sustainable efforts on this project.

The Final Push at Autodesk

WOBURN, MA January 21st, 2009 As our Autodesk AEC HQ project nears completion (it is scheduled to be turned over to Autodesk Inc. this week), Tocci has been working overtime for the final push to meet the aggressive schedule. We are working two shifts daily, and occasionally a third shift through the night for some of the larger activities, such as concrete floor finishing and the installation of large wood ceilings and millwork.

As the first Integrated Project Delivery (IPD) project in New England, this undertaking has been unique from the beginning. However, as the project winds down and everyone is under the pressure of the last few days, there has been example after example of just how deep and transformative this new process has been, and illustration after illustration of how truly integrated building can be when all parties are working for the common good. Here are just a few:

  • To expedite work on this extremely tight schedule and to aid the Lean construction process, Tocci has been providing the cleanup for the majority of the project
  • Union and non-union subcontractors have been working together side by side
  • Some of our base contractors, such as food service, are providing miscellaneous metal items
  • One of the siding subcontractors is bending custom window blind pockets
  • Our millwork contractor is providing glass panels for glass doors since he was already ordering the glass for the reception desk
  • Tocci provided all concrete coring for subcontractors to expedite the process quickly and efficiently

Necessity breeds innovation, and as you can see, the distinctive IPD contract provides an environment where everyone is willing to pitch in for the good of the project. Tocci has seen all the best aspects of the construction process come together on this job and we now advocate for an IPD contract whenever possible.

VDC in the Field at Autodesk

WOBURN, January 5th, 2009 The Autodesk project is driven by VDC-enabled IPD, meaning that a central model facilitates all project activities. Now that construction is underway, the team is using the model to further communicate design intent information to the field team with renderings posted on site, supplemental condition sheets and walk-throughs as needed.

Additionally, the team is using the model to track furniture delivery and installation, using a newly established link between Vela Systems and NavisWorks. The on site team scans workstations as they are delivered, ready to install and installed. As the workstations are scanned, they can also be designated as damaged. This information is compiled in the Vela Systems database and then translated to the NavisWorks model, giving the team a visual representation of the status of furniture installation.
